Description
Borgosesia acquires the prestigious Tenuta Petriolo in Torrita di Siena. The project, which also involves the current owners, provides for the relaunch of the complex, consisting of a beautiful eighteenth-century building, about thirty hectares of vineyards and arable land, a Chianti DOCG production cellar. It is a regeneration of value with a very high potential.

It has always been a point of reference for the local community, as a sort of small town, containing essential services such as the post office and was the meeting point for local farmers. Today it houses an eighteenth-century building in which it is possible to stay in the B&B formula, an outdoor swimming pool immersed in the green of the surrounding gardens, a chapel, a wine cellar, a lemon house and other historical ancillary volumes: the property includes 14 hectares of arable land and 15 hectares of vineyard cultivated for the production of Chianti DOCG and Chardonnay IGT.
The development project
The development project includes restoration work on the rooms and common areas, relating exclusively to the ground and first floors plan, with the aim of making the structure modern and functional, maintaining its original identity. The objective is to make the structure functional for the management of the B&B activity and for events of all kinds within a context linked to winemaking activity.
Specifically, it is planned to:
• Intervene on the restoration and structural consolidation of the facade
• Carry out minor works to overcome architectural barriers
• Adapt the structure for the needs of disabled people
• Review and verify the mechanical and electrical system
• Carry out restoration and conservative rehabilitation of the environments Investments are also planned to update the machinery and barrels in the cellar to support the winemaking activity.
The project also involves the optimization of the spaces of both the common areas and the rooms as shown in the floor plans relating to the ground floor and first floor.
The project was designed to make the three main activities functional:
• Winemaking activity
• B&B
• Events
Winemaking activity
The vineyard extends for approximately 14 hectares, of which 12 are in a good state of maintenance and is divided between a cultivation of red grapes (approximately 9 hectares of Chianti) and white grapes (about 3 hectares Chardonnay). The agricultural company, with its machinery, is able to support all cultivation and harvest operations up to bottling and labelling. The operations are all carried out by qualified personnel within the structure and by a team that is specifically called during the harvest period, all supervised by an external oenologist. The vineyard is potentially capable of producing around 400 hl of wine per year for a total of around 50 thousand bottles. The cellar contains 7 2.5 hl barrique barrels, 2 21 hl wooden barrels and 18 50 hl concrete barrels
B&B
The complex features stylishly decorated and furnished interiors, ceilings with wooden beams, frescoes and antique furniture. The rooms are spacious and well kept, they will become 6 suites, and will immerse guests in an environment rich in history, in full harmony with the typical Tuscan panorama in a context of privacy and tranquility. Each room will be furnished with some carefully restored period pieces and, to make the environment even more comfortable, it is assumed that warm and welcoming colors will be used by inserting furniture in line with the style of the residence. The interventions will be carried out taking into account the construction materials and the typological and structural elements that define the historic building.
Events
The structure lends itself to organizing numerous events which may concern:
• Weddings: the villa lends itself to the management of unforgettable weddings thanks to the charm of the estate, the small adjacent church, the breathtaking panoramic view, a large space for organizing outdoor catering and an English lawn with swimming pool.
• Tasting events: thanks to the vineyards and the cellar where you can taste the wine produced by the estate
• Team building: the grape harvest is a congenial time to organize team building events for companies
• Events of all kinds: such as the possibility of hosting the local opera competition which is organized every year
